Booking Terms & Conditions
These booking terms and conditions apply to all guests and members of their party. It is the responsibility of the person making the booking to ensure that all members of their party understand and comply with the obligations set out here.
We, the owners of The Barn / The Loft, reserve the right to cancel a booking or repossess holiday accommodation without compensation or refund should guests not comply with the terms and conditions set out below.
The Barn / The Loft is hired on the basis that the accommodation is for holiday use only and that no right to remain in the property exists for the guest or any person they allow in it.
Booking: to secure a booking we require a non-refundable 20% deposit (free cancellation within the first 24 hours of booking), with the balance to be paid in full 14 days before your stay.
Once you have confirmed you would like to book, an invoice is issued with details of your stay and payment details to secure the booking and dates requested.
To book, guests must be over 18 years old. Bookings are only valid for the guest(s) named at the time of booking. Bookings are not transferable and they cannot be re-sold.
Cancellation: the deposit paid at the time of booking to secure your dates is non-refundable (after the first 24 hours). If you need to cancel your booking 14 days or less before your confirmed arrival date, no refund will be issued.
Guests are advised to take out a cancellation insurance policy.
In the unlikely event that The Barn / The Loft is not available due to circumstances under our control, a full refund will be paid (including the deposit). Our liability would not extend beyond this refund. The owners do not accept responsibility for breakdown in public or local supplies, including water, broadband or electricity, nor any claims against inconvenience caused by such incidents, or by building works and / or repairs that are deemed necessary. In case of breakdown of supplies or services, guests are asked to notify the owners immediately. We will endeavour, in conjunction with the service company concerned, to correct the fault as soon as reasonably possible. In the event of a national or local disease epidemic, whether human or animal, the owners reserve the right to cancel any bookings at any time.
Access: we reserve the right of reasonable access to The Barn / The Loft at all times for inspection, repair or maintenance. Where possible we will advise you in advance if access is required.
Arrival: The Barn / The Loft is available for check-in from 3pm on the day of your arrival.
Departure: The Barn / The Loft must be vacated by 11am on the day of your departure. On departure, the property should be left in a clean and tidy condition, as found on arrival.
Number of guests: the number of guests occupying The Barn must not exceed four people. The number of guests occupying The Loft must not exceed two people. Although friends and family are permitted to visit for short periods and in small numbers, we do not allow parties or events. We reserve the right to terminate the stay of any guest if these conditions are not observed and no refunds will be given in these circumstances.
Additional overnight guests, including children, above two people in The Barn / The Loft are charged at £25 per person per night.
Damages, breakages and cleaning: no responsibility or liability is accepted for loss, injury or damage to guests’ personal effects or property, including vehicles, or expenses of any kind sustained by any guest in connection with the holiday or the accommodation while staying in The Barn / The Loft.
Please take care with the accommodation; you are responsible and liable for any breakages, damages or excessive cleaning caused to the accommodation or its contents. These must be reported as soon as they occur. The owners retain the right to repossess the holiday accommodation if it is reasonably believed that damage has been caused. No refunds will be given in these circumstances. No charge is normally made for minor breakages, but we reserve the right to charge guest(s) for replacement, repair or making good if the damage or breakage is significant. Please note that consequential costs may be incurred where it is not possible to repair or clean the property prior to the arrival of the next guest(s) who subsequently demand compensation from us.
Pets: well behaved pets are permitted in The Barn by arrangement. There is a charge of £25 per pet per stay. Pets must not be left unsupervised in The Barn and are not permitted on the furniture, including the sofas and the bed. Guests are responsible for all damage and any extra cleaning caused by their pet(s).
No pets are permitted in The Loft under any circumstances.
Smoking: we operate a strict no smoking policy, including vapes and e-cigarettes. Smoking is not allowed inside The Barn / The Loft. We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains, for example) caused by a guest smoking within The Barn / The Loft. Consequential costs may be incurred where it is not possible to remove the smell of smoke from The Barn / The Loft prior to the arrival of the next guest who subsequently demands compensation from us.
Site safety: the gardens and grounds at Ambro Mill are open and children should be supervised at all times when on the property. There is a pond in the garden and there is no lifeguard on duty. Use of The Barn / The Loft, the gardens and grounds is entirely at the risk of those occupying The Barn / The Loft. No responsibility is accepted for injury or for loss or damage to guests or their possessions. No responsibility can be accepted for loss or damage to guest or visitors’ cars or its contents at any time.
Guest safety: guests should advise the owners as soon as possible if they have any assistance needs in the event of an emergency. For example, if assistance may be required to evacuate the property in the case of fire or if a guest is deaf or hard of hearing and may struggle to hear a fire alarm.
Electric vehicles: a pay-as-you-go electric vehicle charger is available on site for guests to use. The charger is operated by Voltshare (account required) and is compatible with all modern electric cars. Under no circumstances are guests permitted to charge electric vehicles by any other means on site.
E-scooters and e-bikes: under no circumstances are guests permitted to store or charge e-scooters or e-bikes on site. These vehicles must not be stored inside the property. Guests should discuss a safe storage option with the owners on arrival.
Lost property: this is stored for four weeks following a guest’s departure. In the event of returning lost property to its owner, a postage charge may be requested beforehand.
Comments and suggestions: recommendations for improvement are always welcome. Please take up a complaint immediately with the owner so that any issue can be rectified as soon as possible. We are unable to deal with any complaints made after your departure.
The Barn / The Loft is close to Donington Park and East Midlands Airport; guests should acknowledge and expect potential noise from both these sites at all times.
Changes to terms and conditions: our terms and conditions are subject to periodic change. If they do change and, in the unlikely event that a dispute arises, we will honour the version in operation at the time of your initial booking.
